No longer will the printed, set in stone prices at inflated rates.  Families are wondering where their next paycheck will be coming from let alone spending a fortune on an overblown rental house.  Some vacation homes have so many rooms that you would need to get together with several other families to justify the rental costs.  They are usually big enough that you don’t have to be worried about running all over each other.</p>

<p>You can also find bargains if you don’t absolutely have to have the big rental inflator “ocean front” properties.  With the average occupancy levels down as much as 25-40% across the Eastern seaboard, rental management companies should be doing something to change the trend.  All of their property owners, especially ones with the newest construction dates, have their own mortgages to meet and if their properties aren’t rented they aren’t going to meet their own obligations.</p>
<p>It seems to me that by reducing rental rates for a limited time would make sense just to be able to get something in for their owners.  50% of a real rental is better than 100% rate when it is vacant.</p>

There are a great number of factors and situations that will need to be addressed during these types of foreclosures.  For second home properties, many owners financed these through second mortgages on their first homes or the famous no money down loans in the mortage heydays of a few years back.</p>

<p>If it was financed through a second mortgage, the owner has some serious issues if he wants to keep his first home, let alone his second home.  If Congress, pass their latest legislation there will be an incentive to get a refinancing done as soon as possible to get the $3000 tax credit for refinancing.  Congress is also considering increasing the tax credit to any homebuyer to $15,000, not just someone who hasn’t bought in the last 3 years.</p>
<p>That could fuel speculation into the foreclosed vacation and second hpme market that could keep prices from sinking much further.  As rentals are considerably down on the East Coast in places like Virginia Beach, Outer Banks, and Myrtle Beach, we are going to see a great deal of property on the market soon unless rental prices drop significantly.  People with great rental history on their properties may have to lower their own prices just because of the excess inventory on the market in these areas.</p>

Apartment complexes managed by large companies that made acquisitions through highly leverage debt programs are now in default.  Many have neglected to pay for services and utilities at the properties they supposedly manage.  Garbage pick-up, electric, water and gas utilities and landscaping services have gone unpaid and resulted in many tenants facing shutoffs even though they have paid their lease payments on time.</p>

<p>The problem is they have very little recourse with utilities or the other services because their names are not on the contracts.  In many cases, local authorities and agencies have stepped in to keep utilities on while the various management companies’ finances are being sorted out.  Some residents have stepped up and handled landscaping and lawn care themselves and formed tenant associations to promote their cause with utilities and local social agencies as well.  Until the commercial and apartment real estate situations can sort themselves out through property sales or bankruptcy proceedings, these kinds of situations will replay themselves across the country.</p>
